Monarch Beach is a tight, high-end enclave within the southern-central part of Dana Point, framed by Salt Creek Beach to the north, Strand Beach and the Dana Point headlands to the south, and the Pacific Ocean to the west. Rather than a single neighborhood, Monarch Beach functions as a cluster of gated and ocean-view communities anchored by two five-star resorts — the Waldorf Astoria Monarch Beach and the Ritz-Carlton Laguna Niguel — and an oceanfront Robert Trent Jones-designed golf course. As a REALTOR® with more than 25 years of experience, I represent buyers and sellers across every Monarch Beach sub-community.
The enclave's distinct character comes from its layered history. The Laguna Niguel Corporation acquired the original oceanfront parcel in 1965, and over the following decades it became the framework for what is now called Monarch Beach: Niguel Shores in the 1970s, the Ritz-Carlton Laguna Niguel in 1984, the Monarch Beach Golf Links in 1983, and the St. Regis (now the Waldorf Astoria Monarch Beach) in 2001. Today's Monarch Beach is the result of that careful, multi-decade master-planning — a patchwork of private, gated, and resort-integrated communities tied together by some of South Orange County's most consistently desirable coastline.
Monarch Beach is a meta-area containing several distinct master-planned, gated, and resort-integrated communities. Each has its own character, price tier, and entry point into Monarch Beach living.
| Sub-Community | Character | Typical Price Range |

| Monarch Beach Master HOA | Guard-gated, four named sub-associations (Antigua, The Villas, The Estates, Marquesa) plus Montego | $1.5M – $4M+ |
| Monarch Bay | Ultra-private oceanfront estates, ~214 homes | $5M – $15M+ |
| Ritz Cove | Resort-integrated with the Ritz-Carlton, 101 homes | $8M – $12M+ |
| The Strand at Headlands | Modern luxury bluff-top, dramatic Pacific views | $10M – $30M+ |
| Monarch Bay Terrace | Hillside view-oriented, quieter | $5M – $7M+ |
Monarch Beach is anchored by two five-star resorts and a Robert Trent Jones II-designed golf course. The resorts shape the entire enclave's character — providing beach club, concierge, and dining privileges to many adjacent homeowners.
The beaches define the immediate Monarch Beach coastline:
Monarch Beach is among the most expensive coastal pockets in Orange County. Recent Redfin data shows a median sale price of roughly $2.6M to $3.1M for the area overall, with year-over-year appreciation in the 20–50% range. Median price per square foot lands around $1,100 to $1,400+, with many homes selling at or slightly above list price and frequently attracting multiple offers.
Specific micro-markets within Monarch Beach vary widely. Monarch Bay Terrace homes recently averaged $5.3M to $5.5M; bluff-edge estates in Monarch Bay, Ritz Cove, and Niguel Shores regularly list in the $5M to $15M+ range; The Strand at Headlands estates can exceed $30M for the largest oceanfront properties. Inventory is consistently tight, competition is "somewhat competitive" to "hot" by Redfin's classification, and many deals involve waived contingencies, short escrows, or other terms favorable to sellers.
Monarch Beach falls within the Capistrano Unified School District (CUSD). Dana Hills High School is the primary comprehensive high school serving much of southern Dana Point, with Las Flores Junior High and Marco Forster Middle School often in the broader middle-school zone depending on address. School boundaries shift over time and vary by exact street and parcel — buyers should verify their assigned elementary, middle, and high school campuses through the CUSD boundary lookup for the specific property address before purchasing.
Beyond the resorts, golf, and beaches, Monarch Beach residents are minutes from Dana Point Harbor, the revitalized Lantern District, the Headlands hiking trails, and the broader Salt Creek Trail system connecting north to Laguna Niguel and south to the Dana Point headlands. Pacific Coast Highway runs through the heart of the enclave, with the 73 toll road and I-5 freeway accessible within roughly 10 minutes for north-bound commutes.
Monarch Beach is an ultra-luxury coastal enclave located in the northernmost portion of Dana Point, California. It is bounded by the Pacific Ocean bluffs to the west, Salt Creek Beach Park to the north, the Laguna Niguel bluff ridgeline to the east, and the dramatic Dana Point headlands to the south. While it shares a coastal boundary and historical development ties with neighboring Laguna Niguel, Monarch Beach is entirely within the city jurisdiction of Dana Point.
The master Monarch Beach area comprises seven distinct residential communities: Niguel Shores, Ritz Pointe, Monarch Bay, Ritz Cove, The Strand at Headlands, Monarch Bay Terrace, and the Monarch Beach Master Homeowners Association. Each functions as an independent micro-market with its own architectural style, gate configuration, and coastal proximity. The seventh — the Monarch Beach Master Homeowners Association — is a specific guard-gated community organized around four named sub-associations (Antigua, The Villas, The Estates, and Marquesa) plus the peripheral Montego tract, and is easily confused with the broader Monarch Beach area name. The "Monarch Beach" area name is the broader region; the "Monarch Beach Master Homeowners Association" is one specific community within it.
The broader Monarch Beach area is a meta-region of seven distinct communities spanning roughly Salt Creek Beach to the Dana Point headlands, anchored by the Waldorf Astoria and Ritz-Carlton resorts and the Monarch Beach Golf Links. The Monarch Beach Master Homeowners Association is one specific guard-gated community within that area, located across from the resort area off Niguel Road. The shared name causes regular confusion in MLS listings and casual conversation. When buyers say "Monarch Beach," they may mean the broader area, the specific HOA, or any of the seven named sub-communities. Confirming the exact community on disclosures and the HOA budget is always worth a call before writing an offer.
Security infrastructure varies significantly across the enclave depending on the specific neighborhood. Niguel Shores, Monarch Bay, Ritz Cove, The Strand at Headlands, and the Monarch Beach Master Homeowners Association all feature 24-hour guard-gated entries with manned personnel monitoring incoming guest and vendor traffic. Ritz Pointe is also 24-hour guard-gated at both of its entrances. Monarch Bay Terrace is an open, non-gated hillside community.
True sand-and-surf oceanfront living is highly exclusive and limited to the front rows of Monarch Bay and The Strand at Headlands, where multi-million dollar custom estates sit directly on the coastal bluffs. Niguel Shores and Ritz Cove offer premier bluff-top locations with panoramic white-water views just steps from the sand. Meanwhile, Monarch Bay Terrace offers elevated hillside properties with expansive, sweeping ocean views, and Ritz Pointe focuses primarily on golf-course and distant coastal views.
Though phonetically similar, these two gated communities offer entirely different lifestyles, locations, and price points. Ritz Cove is an ultra-luxury, 24-hour guard-gated enclave of just 101 custom estates seamlessly integrated alongside the Ritz-Carlton resort, offering direct beach path access and a median entry point often exceeding $8M–$12M+. Ritz Pointe sits further inland along the rolling fairways of the Monarch Beach Golf Links, is 24-hour guard-gated at both of its entrances, and provides a more accessible luxury mix of single-family homes and condominiums starting around $750K for entry-level condos.
Monarch Beach residents do not automatically receive free or deeded access to the nearby Five-Diamond resort amenities. To utilize the private beachfront facilities or fitness centers at the Waldorf Astoria, homeowners typically buy into The Club at Monarch Beach, a premium, tiered membership program that grants access to the exclusive Monarch Bay Beach Club, the Waldorf Astoria Spa, and resort dining venues. The exception is the community of Monarch Bay, which maintains a direct, historical partnership for its residents to access the local beach club pavilion.
The Robert Trent Jones II-designed championship golf course is fully open to the public, meaning residents do not face restrictive equity country club mandates to play. To secure the best local pricing, frequent players purchase the annual Links Card program directly from the course management. This card unlocks meaningful discounts on standard public green fees, grants advanced booking windows, and provides local discounts on retail and dining at the Waldorf Astoria properties.
While the City of Dana Point updated its short-term rental ordinance to permit a capped number of STR permits within the Coastal Zone, individual HOAs hold final veto power. The city requires that any STR permit application be accompanied by an official letter from the neighborhood's HOA explicitly confirming that short-term rentals are permitted. Because most master associations in Monarch Beach prohibit rentals under 30 consecutive days, the area remains highly insulated from transient tourist rentals.
The enclave is flanked by three iconic coastal parks: Salt Creek Beach Park, Strand Beach, and Dana Strand Beach. Niguel Shores features its own private, resident-only beach bluff park with locked gate access down to the sand, while Ritz Cove and The Strand feature dedicated, scenic pedestrian walking paths that weave past the security gates directly down to the public shorelines.
No single overarching HOA governs the entire Monarch Beach area — each named community runs its own separate Homeowners Association. A naming overlap is worth knowing: one of the communities within the area is legally named the "Monarch Beach Master Homeowners Association," which governs only its own guard-gated community across from the resort area off Niguel Road (organized around four named sub-associations: Antigua, The Villas, The Estates, and Marquesa, plus the peripheral Montego tract). Other communities like Ritz Pointe and Niguel Shores each have their own master association that handles shared guard gates, pools, and tennis courts, often with secondary sub-HOAs inside them for localized condominium or townhome exterior maintenance. Buyers should always confirm the exact community and association tier when a property is described simply as "Monarch Beach."
Due to the vast diversity of the micro-markets, home prices across the broader Monarch Beach enclave span a wide spectrum, generally ranging from $750K for entry-level condos in Ritz Pointe to over $15M+ for front-row custom estates in Monarch Bay or The Strand at Headlands. Attached villas in the Monarch Beach Master Homeowners Association and a mid-century single-family home in Monarch Bay Terrace represent mid-tier entry points, whereas the ultra-exclusive front-row custom estates in Monarch Bay or The Strand at Headlands command premium, eight-figure valuations.
Monarch Beach is entirely served by the highly rated Capistrano Unified School District (CUSD). Because neighborhood boundaries and specific school assignments can fluctuate from street to street based on local capacity, buyers should always verify their exact address directly with the CUSD enrollment portal to confirm their designated elementary, middle, and high school assignments.
