The Bottom Line

Laguna Niguel is a planned city in South Orange County, California, served by Capistrano Unified School District, with a Metrolink station, State Route 73 and I-5 close by, and a lot of parks and trails. If you are buying from another state, plan for California's supplemental property tax bill and the DMV deadlines after you move.

How Do Property Taxes Work When You Buy?

In Orange County the base property tax is 1% of the purchase price, plus any voter-approved bonds and special assessments such as Mello-Roos. After you close, you also get a supplemental tax bill.

The supplemental bill covers the difference between the old assessed value and your purchase price for the rest of the tax year. The County says it is usually not paid through escrow and cannot be billed to your lender, so it comes to you. Regular installments are due November 1 and February 1, and become late after December 10 and April 10. If the home is your main residence, file for the $7,000 homeowners' exemption. If a home has Mello-Roos, it shows on the tax bill, so check the bill for each home. Our Mello-Roos guide explains how it works.

What Do You Need To Do After You Move To California?

  • Get a California driver's license within 10 days of becoming a resident, per the DMV.
  • Register your car within 20 days of becoming a resident.
  • Watch for the supplemental tax bill in the months after closing.
  • File the homeowners' exemption if the home is your main residence.
  • Talk to your tax preparer about California residency. The Franchise Tax Board taxes residents on all income, wherever it is earned.
