→ CONTACT ADAM ABOUT A NEW BUILD
As a REALTOR® with more than 25 years of experience, I represent buyers at virtually any new-construction tract in South Orange County — from the Rancho Mission Viejo villages (Esencia, Rienda, Sendero, Hacienda, Gavilán Ridge) to Sea Summit at Marblehead in San Clemente, late-phase Talega, and coastal custom builds across Dana Point and Laguna Beach.
Most buyers don't realize that new-construction builders pay buyer-side commissions to outside agents — there's no extra cost to you, and you gain a seasoned advocate who can compare new vs. resale options, negotiate upgrades and incentives, and review builder contracts on your behalf. All I need is to accompany you on your initial sales-office visit and sign you in as your representing agent. That single first visit secures my representation for the entire transaction.
• No extra cost to you — builders pay the buyer-side commission separately from your purchase price.
• Independent advocacy — the sales office works for the builder; I work for you.
• Contract review — builder contracts differ significantly from standard resale agreements.
• Upgrade & incentive negotiation — more flexibility than buyers expect once you know what to ask for.
• New vs. resale comparison — I pull comparable resale options so you can make the best decision.
Rancho Mission Viejo (RMV) — South OC's most active master-planned new-construction destination, with five currently-selling villages:
• Esencia — Modern Craftsman / Transitional homes by Brookfield Residential
• Rienda — Mediterranean and contemporary luxury homes by Toll Brothers
• Sendero — Modern / Transitional homes by Lennar
• Hacienda — Ranch / contemporary homes by Pulte
• Gavilán Ridge — Newer phase opening 2026 with Modern Craftsman homes by Brookfield Residential
Sea Summit at Marblehead (San Clemente) — Bluff-top Coastal Contemporary new construction by Toll Brothers in north San Clemente. Ocean views, walkability to the coast.
Talega Late-Phase Infill (San Clemente) — Remaining lots and infill homes by Tri Pointe Homes and KB Home in the late phases of the Talega master-planned community. Mediterranean and Coastal styles.
Mission Viejo, Laguna Niguel & San Juan Capistrano New Tracts — Smaller builder tracts by Pulte, KB Home, Toll Brothers, and Tri Pointe Homes continue to release inventory across these communities. Inventory varies by phase release.
Coastal Custom Builds (Dana Point & Laguna Beach) — Tear-down rebuilds where older lots are being replaced with contemporary architecture by local custom builders. Pricing reflects ocean proximity and lot characteristics.
Aliso Viejo & Laguna Hills New Tracts — Production-home tracts by KB Home, Pulte, and Tri Pointe Homes continue to release inventory across these inland communities.
Pricing and availability change frequently — contact me for current phase pricing, upcoming releases, and which projects are the best fit for your timeline and budget.
The builder pays the buyer-side commission separately from your purchase price. You pay nothing extra to have me represent you.
Yes — most builders require your agent to accompany you on your initial sales-office visit. If you visit alone first and then bring in an agent, most builders will not honor the representation. Bring me with you on your first visit and sign in together.
Often yes — through upgrade allowances, closing-cost credits, rate buy-downs, and sometimes outright price reductions on standing inventory. Builders are more flexible than they appear once you know what to ask for.
New construction offers warranties, modern systems, and customization, but typically less mature landscaping and a longer closing timeline. Resale offers established neighborhoods, mature trees, and a faster close, but older mechanicals and dated finishes. I can pull comparables on both sides to help you decide.
Yes — most builder-direct projects (including all the Rancho Mission Viejo villages) accept outside buyer representation. Contact me before your first visit and I'll attend the appointment with you.
