Approximate weekday drive times: Irvine Spectrum 20-25 min, Newport Beach business district 25-35 min, John Wayne Airport 25-30 min, downtown LA 75-90 min. The Metrolink rail station in downtown San Juan Capistrano is a real commuter option for some workers — Pacific Surfliner service to OC and San Diego. The 5 Freeway and the 73 Toll Road both serve the city.

First, historic character — the city is anchored by Mission San Juan Capistrano (founded 1776), and the Los Rios Historic District is one of the oldest continuously inhabited residential neighborhoods in California. That gives San Juan Capistrano a depth of architectural and cultural history other South OC cities can't match. Second, the equestrian and ranch culture — there are working stables, ranch properties, and equestrian trail networks throughout the city's hill neighborhoods. Third, the inland-but-coastal-adjacent positioning — you get character, land, and value without being directly on the coast, but coastal access at Dana Point and Doheny is just 10-15 minutes away.
The Mission area, Los Rios Historic District, and downtown San Juan Capistrano (Camino Capistrano corridor) are very walkable. You can spend a full afternoon walking the Mission, the historic district, downtown restaurants, and tasting rooms without getting back in your car. Outside those zones, expect to drive — the hill and ranch neighborhoods are car-dependent. If walkability is a top priority, focus your search on the central historic area.
San Juan Capistrano has one of the strongest equestrian cultures in coastal South Orange County. Multiple working stables, riding rings, and a community-wide network of equestrian trails. If new construction is a hard requirement, San Juan Capistrano / Rancho Mission Viejo is actually one of the better answers in South OC.
