Bottom line: FSBO (For Sale By Owner) means selling without an agent to save the commission. The catch: only about 10% of FSBO sellers succeed, and many net less than they would with an agent — no MLS exposure, no agent network, and the full marketing, paperwork, and showing workload falls on you. For most South Orange County sellers, the commission buys reach, pricing discipline, and time.

FSBO (pronounced “fizz-bo”), or For Sale By Owner, is selling your home without a professional real estate agent or broker. The idea is simple: sell it yourself and save the commission — often around 5–6%, though commissions are negotiable and structures vary.

On a coastal South OC home, that’s real money. But before you run off and plant your own sign in the yard, remember that savings like that come with a cost. So what’s the catch? Selling FSBO is hard. A lot harder than most sellers expect.

Why do most FSBO sales fail?

Only about 10% of sellers who attempt FSBO succeed at it — and not all of them come out ahead. FSBO sellers often end up accepting a lower price than they would have netted with an agent. The common reasons:

  • No MLS exposure: the MLS (Multiple Listing Service) is where buyers’ agents actually find homes for their clients. A FSBO home is invisible to most of that pipeline.
  • No agent network: a professional agent markets your home to other agents continuously — that network is where many buyers come from.
  • The workload: marketing, advertising, inspections, paperwork, disclosures, phone calls, showings, and the problems that surface in every sale all land on you. For many FSBO sellers it becomes a full-time job.
  • Pricing without data discipline: overprice and the home sits; underprice and you give away more than the commission you were saving.

What an agent actually buys you

An agent gets your home on the MLS and the major portals where both buyers and buyers’ agents search, prices it against real comparable sales, handles the disclosure package (a serious liability area in California), negotiates with professionals on the other side, and keeps the escrow timeline on track. The question isn’t whether the commission is real money — it is — it’s whether you can replace what it buys.
